Project Description
Electrolid LLC has completed a full range of construction and installation works for engineering systems at the "Sobytye" residential complex, covering a total area of 45,000 m². The project was implemented between 2023 and 2024 for the client LLC DS Stroy, adhering to all modern quality and safety standards.
Technical Description
The "Sobytye" residential complex is a modern multifunctional development comprising residential units, commercial spaces, and advanced infrastructure. The construction and installation scope of 45,000 square meters required the use of cutting-edge technologies and highly qualified personnel.
Engineering Systems Implemented
Power Supply and Electric Lighting: Installation of the full power supply complex, including Main Switchboards (MSB), floor panels, and apartment electricity meters. Over 2,000 lighting points were installed using energy-efficient LED fixtures. A cable infrastructure exceeding 50 km was laid using products from leading manufacturers like Nexans and Prysmian Group.
HVAC (Heating, Ventilation, and Air Conditioning): A modern climate control system was implemented with individual heat metering. High-efficiency Danfoss heat exchange points (total capacity of 3.5 MW) were installed. The ventilation system includes air handling units with heat recovery, saving up to 40% on heating energy.
Water Supply and Sewerage: Installation of internal networks exceeding 15 km using modern polypropylene and metal-polymer pipes. Grundfos booster pumping stations were installed to ensure stable water pressure. A storm sewage system with local treatment facilities (50 m³/day capacity) was also completed.
Automation and Dispatching (BMS): An integrated Building Management System (BMS) based on Siemens Desigo equipment was implemented. This ensures centralized control of heating, ventilation, power, and water systems through over 500 sensors and actuators.
Fire Safety Systems: Automated fire alarms by Bolid with addressable-analog detectors were installed. The project includes automatic sprinkler systems in underground parking and technical areas, as well as smoke protection and air pressurization systems in stairwells.
Low-Voltage Systems (ICT): A structured cabling system based on Schneider Electric (Category 6A) was implemented, supporting data speeds up to 10 Gbps. CCTV, access control, and intercom systems were fully integrated.
Equipment and Materials Used
Only certified equipment from world-leading manufacturers was utilized:
Electrical: ABB, Schneider Electric, Legrand.
HVAC: Systemair, Wolf, Vents, Danfoss.
Pumps: Grundfos, Wilo.
Automation: Siemens Desigo, Honeywell.
Compliance and Quality Standards
All works were performed in strict accordance with Russian National Standards (GOST) and Building Codes (SP), including fire protection (SP 10.13130) and HVAC (SP 60.13330) regulations.
Results and Warranty
The project achieved an Energy Efficiency Class "A" rating. The facility was commissioned in December 2024. Electrolid provides a 36-month warranty on all performed works and offers ongoing maintenance services for the installed equipment.
